To create and submit a project, and find an Inspector for the inspections, follow the steps below.
Finding an Inspector includes 3 steps:
- Search by Address or Permit Number
- Inspection Types
- Additional Information
Each step is dependent on the preceding one, meaning that the next step will only become accessible if you complete the previous step:
- provided all the required data, and
- saved all the subsections of the preceding step.
Follow the specific order of steps above and the form guides you through the process.
- Select the 'Find an Inspector' button.
- Select 'Search By Address' in the 'Regular Inspections' section.
You will be navigated to the Project page. Follow the steps to provide information for the required fields.

Complete the 'Location of the Project' form with the address of the property under construction and Accela Marketplace will provide a list of associated open permits. Fields include:
- Street Number
- Street Number Suffix
- Street Name
- Street Type
- Unit Number
- Quadrant
- Zip Code
- Select 'Continue.'
On this page, you find the address of the property and the customer's name displayed, with a list of open permits for this address below.
- Accept the Project Terms by checking the checkbox.
- Select a permit. Accela Marketplace shows all open permits linked to the address. Choose any available permit for which you need inspections. Permits already assigned to an agency are listed but cannot be chosen. The scope and list of inspection types for the selected permit are displayed. After selecting a permit, review the summary in a drop-down to see the included inspection types.
- Click on the 'Add Details' button.
On this page, enter additional details and adjust the displayed options to specify inspection types.
- When: Select the time when you need the inspection. There are two options to select from:
- Short-term projects: If you need only one or a few inspections as urgently as possible.
- Long-term projects: If you need more inspections over a longer period of time.
Select the option that best aligns with your goals, then set your preferred time period when you need the inspections. Click on the date from and date to bars and set the first and last days of your preferred time period in the pop-up window.
- Additional information: In the 'Additional Information' section, provide every detail of the project that could be useful for the inspector. Ensure to include the following information:
- Project will be phased
- Project may have a Conditional Occupancy
- Project excludes tenant work
- Project is Core and shell only
- Select Payment Method: Choose a default payment method for automatic charges on this project. Manage this by selecting from existing stored credit cards or bank accounts, or by adding new ones.
Select the tab you wish to use: Credit card or ACH.
- Credit Card: Manage or add a new credit/debit card.
- ACH: Select a bank account or connect a new one.
If you have not added a payment method yet, follow the instructions on the Payment Methods page.
- Site contact: Add contact details of the person the agency can reach out to. This is important for agencies, as it ensures that inspectors know whom to contact when they arrive on-site to conduct inspections. It should include the following information:
- Name
- Email Address
- Phone Number: format +1 XXX-XXX-XXXX
- Click on 'Review Project Details' to proceed.
You will be navigated to the 'Project Review' page. You can review the details you have provided and confirm your request. Check and edit the details of the project you created. If it is not correct, edit any of the sections.
- Edit Permits: Navigate back to modify the permits selected.
- Edit Time: Navigate back to Step 3 to adjust the selected time.
- Edit Site Contact: Navigate back to Step 3 to update site contact information.
- Edit Description: Navigate back to Step 3 to revise project description.
If all project details are correct, click on the 'Find an Inspector' button at the bottom of the page.
You will be navigated to the 'Find an Inspection Agency' page. Below the project details is a list of available third-party agencies. All agencies listed have the qualifications for the inspection services you specified.
Filter by project type or sort the agencies by clicking on the drop-down menu.
- Click on the agency's name to view their profile, which includes details such as services, address, website, availability, about us, pricing policy, project terms, and other specialties.
Click on the message icon on the Agency profile to send a message to the Agency, if you need further details.
You will be navigated to the Messaging menu, where you can chat with the chosen Agency. Return to the Messaging menu to check any replies from or to send messages to the Agency.
Find buttons on each agency card depending on services available:
- Cost per Inspection
- Proposal
Cost per Inspection construction is more suitable for:
- Small projects or
- Small number of permits, and
- When you need the inspection to be scheduled as soon as possible.
- See the price list and project terms for these projects by selecting the 'Cost per Inspection' button.
- Once the third-party agency uploads the inspection reports, payment will be due immediately.
Proposal Based: These inspections are more suitable for long term projects and constructions of a bigger scale. Send multiple requests at a time to selected agencies based on their profile.
- Select the option that best aligns with your goals:
- Click on the 'Cost per Inspection' button. Find the price list of the cost for each inspection in the pop-up window. Select 'Confirm' to proceed.
- Click on the 'Proposal' button, then select 'Confirm' in the pop-up window to proceed.
- Your request has been sent to the third-party agency. Find the list of agencies you requested a proposal from on the My Projects page in the 'Pending' section.
